Faults in Buildings Nobody Has a Plan Of
An older St Kilda block has usually been divided, re-divided and rewired in instalments over eighty years. The result is a meter room where the labelling is wrong, a common-area circuit fed off somebody’s flat, or two boards that between them serve six units in no obvious order.
When a tenant reports no power, that history is the reason it takes a visit rather than a phone call to answer. What we do first is establish the facts: which board, which circuit, whether the fault sits inside the flat or in common property, and therefore whether it is the renter’s, the owner’s or the owners corporation’s problem.
You get that in writing before any repair is quoted, because in a managed building the question of whose cost it is has to be settled before the work, not after.
