Finding Out What Is Actually in the Walls
There are two moments where this is worth money. Before you buy, and before you renovate.
Before you buy, because a house that needs a rewire is a different house to one that does not, and the difference is not visible from the hallway. A building inspection will note the switchboard looks old. It will not tell you whether the cable behind it is rubber-insulated, whether the back half of the house is fed off an extension of an extension, or whether anyone ever certified any of it.
Before you renovate, because the wall you are about to open is the cheapest opportunity you will get. Finding an undocumented junction inside a stud wall while the plaster is off is a morning. Finding it afterwards is a fortnight.
What we do is look, test, and write down what we found: the age and type of the cable where we can see it, the state of the board and what it protects, evidence of work that was not done by a licensed electrician, and what each of those will cost to put right. You then have a number, and a number is what lets you negotiate or plan.
Before You Buy
What the wiring actually is, and what bringing it up to standard would cost. In writing.
Before You Open the Wall
The cheapest time to find an undocumented junction is while the plaster is already off.
Unlicensed Work Called Out
If someone has been in there who should not have been, you will be told plainly.
Costed, Not Just Listed
Every finding comes with a price, so it is something you can act on.
