Electrical Services for Malvern Homes and Rented Properties

Get Your Free Quote

A lot of Malvern is owned by people who do not live in it. Period houses split into flats, apartments bought as investments, family homes rented out while the owners are elsewhere.

If that is you, your electrical obligations are different to a home owner’s. You are responsible for things you cannot see, in a property you may not visit, on a schedule you have to be able to evidence. Getting a good outcome is less about finding a cheap electrician and more about having someone who turns up when arranged and leaves you the paperwork.

We do that work, and we also do the ordinary jobs: faults, boards, lighting and power for the people who do live here.

What a Malvern Rental Actually Needs from an Electrician

Rented premises in Victoria have to meet minimum standards, and part of that is electrical: safety switch protection, and electrical safety checks carried out by a licensed electrician with the records kept. If you cannot produce the record, in practice the check did not happen.

That is the whole reason this is a documentation job as much as an electrical one. What we give you is the work, plus a written report of what was checked, what was found, what was replaced and when it is next due. It goes in a file, and it is there when an agent, an insurer or a tribunal asks for it.

The other half is access. Nothing costs an investor more than three separate attempts to get into a property. We arrange tenant access once, do everything the property needs in that visit, and tell you in advance what the visit will cover.

01

One Visit, Everything Checked

Safety check, smoke alarms and anything still owing, all done in the same attendance.

02

A Record You Can Produce

What was checked, what was found, what was replaced, and when it is next due.

03

Tenant Access Arranged

We deal with the notice and the appointment so you are not chasing it.

04

Faults Attended Promptly

A renter with no power is urgent whether or not the office is open.

Safety Checks, Smoke Alarms and Records

Electrical safety checks. A licensed electrician goes through the installation, tests what needs testing and reports what needs attention. If something fails, you get the finding and a price separately, so you can decide rather than be presented with an invoice.

Safety switches. Residual current devices protect people rather than equipment, and rented premises are required to have them. Older Malvern boards frequently have one covering part of the installation and nothing covering the rest, which is worth knowing before an inspection finds it.

Smoke alarms. Testing, cleaning, battery and unit replacement, and the record of when each was done.

The paperwork. Every visit produces a written report. It is the part people remember us for, and it costs nothing extra.

Our licensed electricians can help with

  • Safety switches & smoke alarms
  • Emergency electrical work
  • Electrical maintenance
  • Data cabling
  • Installation of power points
  • Electrical fault repair
  • Lighting solutions & ceiling fans
  • Switchboard upgrades

04 - Homes

Electrical Work for Malvern Homes

For owner-occupiers the work here is what the housing suggests: solid period and interwar homes with boards that have been extended rather than replaced.

Boards replaced and protected properly rather than extended one more time. Rewiring where the cable rather than the board has aged out, staged so you keep power through it. Extra circuits for an induction cooktop, a heat pump or a car charger, and a check of what the mains will carry before any of them are ordered.

05 - Commercial

Businesses Along Glenferrie Road and High Street

Shops, offices, consulting rooms and studios. Fitouts, lighting and power, three phase where the equipment needs it, test and tag on portable appliances, and exit and emergency lighting with its six-monthly testing recorded.

Planned work goes in around your trading hours, at a fixed price agreed before we start.

06 - What it costs

Frequently Asked Questions

Can't see yours? Call us on 0433 577 910.

What areas do you service?

We provide service throughout Melbourne Bayside and surrounding suburbs.

Is there a difference between an electrician and electrical contractor?

An electrician is a worker in the electrical industry that has completed the relevant training and accreditation. Whilst an electrical contractor is a business that holds the appropriate insurances and licences to employ electricians to complete electrical work.

Are you insured?

Yes, all contractors are insured. We have public liability insurance and can provide documentation on request.

Do you offer free quotes?

Yes we do. Contact us with your job details and we will either quote you over the phone or arrange a time to come and see you.

Why should I use a NECA accredited electrician?

A NECA accredited electrician is trained to work safely and to current Victorian standards, and NECA keeps that training current as the standards change. It also means the contractor is licensed and insured, and you can ask to see the documentation.

What is a Certificate of Electrical Safety?

It is the record that electrical work was done to the wiring rules. Your licensed electrician completes and signs it on finishing the work and lodges it with Energy Safe Victoria, which is the regulator rather than the issuer. You keep a copy. It is the document a buyer, insurer or property manager asks for later, so it is worth filing somewhere you will find it.

Are LEDs worth all the fuss?

They are, and the reason is heat. An incandescent globe turns most of the power it draws into heat rather than light, which is why it is too hot to touch. An LED puts far more of what it draws into light and runs cool, so it gives you the same brightness for a fraction of the electricity and lasts a great deal longer. Start with the lights you leave on longest, because that is where the difference shows up on a bill first.

How do I know which electrician to use?

Three things are worth checking. That they are licensed, and will give you the number so you can look it up. That the quote is in writing against an agreed scope, so you can compare one price with another instead of guessing. And that people in your own area have been happy with the work, which is what reviews are for.

Carda Electrics is locally owned and operated, our licence number is REC 26681, quotes are free and there is no charge for coming out to look at the job. The Google reviews are on this page for you to read before you call.
